Cbus Property
Cbus
Property is a wholly owned subsidiary of Cbus, the industry superannuation fund
for the construction, building, infrastructure and allied industries, with
funds under management currently exceeding $25 billion and over 800,000
members. Cbus Property has
responsibility for the strategic performance and management of all Cbus direct
property investments. The portfolio currently exceeds $2.5 billion making Cbus Property one of Australia’s leading integrated property investors.
As the direct property investment arm of Cbus, our business is focused on achieving long-term sustainable returns from every development undertaken and all assets procured. The requirement for long-term investment returns means that Cbus Property will add value at all stages through five core elements:
Our attention to service
Cbus Property’s attention to service for clients is all-embracing. We fully recognise and respect
the professionalism and diversity of our client base encompassing major corporations, individual retailers, and private purchasers. Project specific teams are created with the aim of exceeding expectations, with every element of the investment and development processes managed by
Cbus Property.
Exemplary delivery on detail is achieved because Cbus Property comprises a team of professionals with a breadth of skills and expertise encompassing: acquisition, finance, contracts, planning, briefing and design management, commercial, investment and portfolio management.
With our tenants/clients
From the first engagement, Cbus Property invests time, energy and research into understanding the client’s business; for example; understanding and appreciating how the designed space of a commercial building will support a tenant’s business needs, organisational culture, and reinforce market positioning.
Investment in understanding the client’s needs delivers significant commercial and social benefits.
With the workforce
Cbus Property holds a unique relationship with the men and women directly working on the company’s developments, as its core business reflects Cbus’ philosophical commitment to investing in the Property and Construction Industry, which employs its members.
We believe the site workers – individually and collectively – are absolutely essential to achieving the high quality results delivered by Cbus Property. And, most importantly, they share our pride
in the quality and economic sustainability of the final outcome.
With our suppliers
High quality development is the culmination of the enthusiasm, energy and efforts of all participants in Cbus Property’s teams. For major projects the team may comprise a multitude
of different professional and trade capabilities.
The forging of a close relationship with all our partners is based on mutual respect and a service orientation. This results in the delivery at consistently high quality outcomes for our tenants/clients – at every step in the investment and development process.
Our uncompromising ethics
Cbus Property is a long-term investor and developer in property assets. Not a builder. Not a designer. There is complete independence from ties to any competing interest. We take on in totality the risk of investment and development and manage a truly impartial relationship
with our tenants, the selected builders, architects, designers and other suppliers required for specific projects. Essentially their performance and final delivery are subject to the most
rigorous checking, scrutiny, and on-going management through procurement.
Cbus Property maintains a strong commitment to undertaking developments which meet, and
with our clients’ support, exceed the environmental sustainability requirements of the relevant industry authorities.
We actively seek out development and investment solutions that recognise our corporate and community responsibilities for environmentally sustainable outcomes.
The commercial imperative
Cbus Property works with total conviction to achieve the best business solutions for our tenants/clients and our stakeholders.
Put simply, this means helping our corporate tenants/clients to meet their Environmentally Sustainable Design (ESD) aspirations; to create desired market positioning; and to deliver
their own vision of the ideal workplace culture while achieving mandatory commercial objectives.
From a purely financial perspective, Cbus Property’s finance team is able to convert the total transaction into the most suitable commercial and tax effective solution consistent with the tenants/client’s long-term business aims.
The final result
In all transactions, Cbus Property commits to attaining consistency, reliability and certainty in delivery of high quality outcomes.
Essentially, the prudential requirements imposed by APRA, the governing regulator of industry superannuation funds, ensure that our stakeholders’ interests are fully protected from inception through to the completion of every transaction. This requires total transparency in processes
and priority on attention to detail.
Such transparency gives our tenants/clients confidence that what Cbus Property commits to
is ultimately delivered and provided.
